The loft boom of the 80's and the 90's has slowed down in Chicago, with 4,842 conversions in 1979 only 1,864 conversions took place in 2002. As the population is on the increase more and more prospective house owners have chose the flexibility of the loft living. It is more advantageous than renting and requires less responsibility than owning a house. Lower interest rate has played an important role in conversion market.

In spite of the decline in the demands for lofts the developers are inclined to satisfy the individual taste. State of art lofts offer all the luxury one can imagine like the sauna, pool, exercise room and even ground floor shopping and restaurant.
Conversion of the vintage factory or warehouse which has concrete wall, original wood post, floor and beam are more expensive. The ceiling is more than 10 feet high this gives the lofts a feeling of space and air. A loft will have a kitchen and a bathroom and rest of the space is left as an open area which can be used as per individuals function and need. These types of lofts are called hard lofts. Soft lofts are condos having high ceiling.
Average price of a Chicago loft is $300,000 and mostly found in down town areas of Chicago.
