Age-restricted or age-targeted condo project

Older citizens are increasingly faced with this question as they go condo hunting.
The Condos meant for older people are of two types: age-restricted or age-targeted. The rules and the services available also vary in each.
An important difference between restricted and targeted building is the rule about the age of residents. In age-restricted buildings, by law, 80 percent of the building's residents must be age 55 or older.
This gives the older people quiet, secure and calm atmosphere. Also, this attracts a similar group of people who want to strike new friendships and have similar interests. In theory at least this is what is expected from a age-restricted condo project.
In the age-targeted buildings there is no restrictions on who can buy or live in the units. But the buildings are designed with older people in mind. Elevators and indoor, heated parking are common features. Most of the new condo projects are not age-restricted but rather age-targetted.
